Essentials guide for a Stress-Free Settlement Day

After all the work getting your lending in place, it’s finally time to take possession of your new home. To make sure everything runs smoothly, here are four simple but crucial things to sort before the big move:

Sort Your Final Financials:

Work with your solicitor and RSFA adviser to ensure your home loan is ready for drawdown. Confirm account details, settlement figures, and timelines with your bank or lender. One small delay here can ripple through your entire settlement process—double-check everything early. Remember also, if you are setting up an entity (e.g. a family trust), AML processes can take time, and we recommend not underestimating the time aspect of this ‘mini process’. The ability to work unilaterally on matters is key, and we have the expertise and knowledge; ask us when and if uncertain.

Book Your Pre-Settlement Inspection:

This is your final opportunity to view the property before ownership changes hands. Ensure all agreed chattels are present, and the home is in the condition expected. If anything’s not right, your solicitor can step in and negotiate a fix before settlement.

Get Moving-Ready:

Line up your moving truck or trailer, arrange time off work, and organise key utilities (power, water, internet) to be connected or transferred. Nothing worse than arriving at your new home with no hot water and Internet. Who can do without Internet… or power!

Pack Your Settlement Essentials:

Create a “first day” box with items like:

  • Cleaning gear
  • Toilet paper and towels
  • Tools (screwdrivers, box cutters)
  • Device chargers
  • Snacks and a kettle (because tea/coffee is critical)

This small step can make your first night feel like home—even before the boxes are unpacked.
